I started my caretaking business some 18 years ago after I noticed people who invested in second homes in the Taos area needed someone reliable to look after these homes when the homes were vacant. Many owners were also interested in renting their seconds homes on a short-term basis, thus a caretaking/property management and vacation rental reservation company was started.
The caretaking part of my business has grown to include many second non-rental homes. Some owners leave for the winter; others visit the Taos area every month or so. These homes need overseeing when they are not occupied. Staying in communication with the owners letting them know what is going on with their properties when they are not here is important to me. Cost of caretaking for non-rental homes varies depending on the frequency of visits, size of the home and location. A typical full time service includes weekly visits and cost $125.00 ($100 up to $200 plus NM gross receipts tax) per month. Normally the visits range from $25-$35 each. This includes a thorough walk-through inspection looking for problems and checking among other things the heating system, utility room, under sinks, flushing toilets, always looking for leaks, making sure all windows and doors are secure. If problems are found, owners are contacted immediately. If the owner is not available and the problem is an emergency such as a large plumbing leak, I will use my discretion to have repairs done so no further damage to the home will be incurred. If you should want your home clean while you are away, I have a crew of house keepers who have all been working with me the last four years. The charge is $15/hour with a minimum of 3 hours. Throughout the years I have compiled a group of good and reliable plumbers, roofers, handymen, electricians, contractors and landscapers. They are a great help to me and my owners. If an owner wishes Taos Getaway to oversee work being done, the charge is $25/hour. Someone in our staff is usually available to make special trips to your home to allow workmen access when needed or to receive deliveries. The charge is $25/hour for this service or for any emergency calls made to the property. If you have an alarm system you can put our telephone number on the first-to-be-called list. We do not go out in the middle of the night but will check your home early the next morning and will report to the home owner.
